Garden room cost per square metre

Bigger rooms cost less per square metre, because the doors, windows and installation are a smaller share of the total. Here’s how our prices work out:

SizeFloor areaStandard per m²Deluxe per m²
8ft x 8ftabout 5.9 m²about €910about €1,480
10ft x 10ftabout 9.3 m²about €720about €1,200

16ft x 14ftabout 20.8 m²about €620about €1,030

If you’re torn between two sizes, the bigger room usually gives you more space for your money.

What's included in Standard and Deluxe

Standard finish

  • Insulation in the floor
  • Gutters
  • PVC double doors and 2 windows

Deluxe finish: everything in Standard, plus

  • Fully insulated walls, floor and ceiling
  • Internal walls and ceiling lined with tongue and groove
  • Electrics: double sockets, lights and switches (depending on size, terms and conditions apply)
  • Steel fascia
  • Laminate floor

Standard or Deluxe?

Standard suits a hobby room, a gym you use in the warmer months, or a smart place to store garden furniture and bikes.

Deluxe is the one to choose if you’ll use the room all year, especially as a home office. With insulated walls and ceiling, a lined interior, electrics and a laminate floor, it’s ready to move into.

What affects the price of a garden room?

  • Size: the biggest factor, though the price per square metre falls as rooms get bigger.
  • Insulation: a room insulated in the walls, floor and ceiling stays usable all year. That’s the main difference between our Standard and Deluxe finishes.
  • Interior finish: lined walls and ceiling and a laminate floor make the room ready to use from day one.
  • Electrics: sockets, lights and switches inside the room, and the cost of an electrician connecting it to the house.
  • The base: a concrete slab is a separate cost and depends on your ground and access.
  • Access: a clear route from the road to the base makes installation simpler.

Other costs to budget for

  • The base: every garden room needs a solid, level base, usually a concrete slab. Get a quote from a local groundworker, and see our shed base guide.
  • Power from the house: connecting the room to your home’s electricity supply needs a registered electrician.
  • Furniture and heating: a desk, chair and a small heater for the colder months.
  • Planning permission: usually none needed. Our largest room is about 21 square metres, under the 30 square metre limit. Read our planning permission guide.

Garden room or extension?

A garden room is often the quicker and simpler way to add a home office, gym or studio:

  • Planning: garden rooms up to 30 square metres behind the house are usually exempt. Our largest room is about 21 square metres.
  • Disruption: there’s no knocking through walls, and the house stays liveable while the work happens.
  • Separation: a room at the end of the garden gives you a proper break between work and home.

An extension makes more sense if you need extra space that’s part of the house itself, like a bigger kitchen or a bedroom. A garden room can’t be used as a place to sleep under the planning exemption.

How to get an accurate quote

Every size is priced on the garden room page, including delivery, installation and VAT. To confirm your price and timing, send John:

  • The size you’re interested in and whether you want Standard or Deluxe.
  • A couple of photos of where the room will go.
  • Your Eircode, and anything that could affect access, like steps or a narrow side passage.

Looking for something simpler?

If you want somewhere to sit out rather than a fully insulated room, our garden chalet with veranda starts at €1,350 installed. For storage only, a wooden shed starts at €875.

Garden room price FAQs

Our insulated garden rooms start at €5,400 for an 8ft x 8ft room with the Standard finish. A 16ft x 14ft Deluxe room is €21,450. We build 22 sizes and every price is on the product page.

Yes. Every price includes delivery, installation and VAT anywhere in Ireland. The base and connecting power from the house are separate.

Standard has floor insulation, gutters, PVC double doors and two windows. Deluxe adds full insulation in the walls, floor and ceiling, a tongue and groove lined interior, electrics, a steel fascia and a laminate floor.

Usually not. Garden rooms behind the house are exempt up to 30 square metres in total, as long as they meet the height and position rules and aren’t used to sleep in. Our largest room is about 21 square metres.

A garden room is usually quicker and simpler, because it normally doesn’t need planning permission and there’s no building work on the house itself. An extension is the better choice if you need space that’s part of the house, like a bedroom.
